People often rent, due to them feeling they are not ready for the added responsibilities of buying a home. Some of these responsibilities may be the maintenance, maintenance cost, insurance, or even the initial down payment. Buying a home is a long-term investment and should not be taken lightly. There are necessary steps you should take before buying a home, to gauge your readiness. Once you have determined you are ready to buy a home, you will find there are many benefits that accompany home ownership.
It is Cheaper to BUY then to RENT!
In a study by Forbes Magazine, it was found that buying is now 45% cheaper then renting in the 100 largest U.S. metro areas. That leaves you with an average savings of $771 per month!
Make the House Fit You!
When you buy a home, particularly a brand new home, you are able to make the house fit you, rather than you fitting the house. You can choose the floor plan, color scheme, and details of your home that fit your families taste and needs. You can also feel comfortable that you will be able to do any updates and remodeling in the future, without first seeking the permission of the landlord or property owner.
Tax Advantages!
There are tax advantages to purchasing a home. Interest paid on an owner-occupied home is tax deductible. You may also be eligible for other tax deductions based on different environmental features of your home, etc. It is important to discuss this with your tax specialist to ensure you receive all of the savings allotted to you through the purchase of your new home.
All in all, buying is better than renting because at the end of the day… its YOURS! You have made an investment in something that is your very own. The feeling of ownership is incomparable.
Don’t forget to take a look at what could be YOUR future home!

The tradition began with Howard Hunter when he built his first two homes with Gowan Mitchell in 1956. These two quickly earned a reputation for quality and service.

Over the next 36 years, Hunter and Mitchell built hundreds of homes every year and established itself as the leading home builder in North Alabama. Five years after their retirement in 1992, Howard Hunter’s sons, Max and Mark, decided to continue their father’s legacy forming Hunter Homes.
Hunter Homes exists today as a second generation, locally owned company with a history dating back over 50 years. That foundation of excellence has been a source of strength and security for over 4000 North Alabama homeowners that continues to this day.
When Shawn Fairburn come to Alabama in 1997, it was with a dream of creating a company that was “better than the best”. Coming from one of the Nation’s largest and best run home building companies, he brought innovative ideas and systems for home building. He joined Hunter Homes as a partner in 2002. Mark and Shawn had a shared vision of “doing things better”. They quickly assembled a young team of professionals that were dedicated to mastering the latest in industry technology, building systems, and best practices. Their expertise has helped Hunter Homes grow into the builder it is today.

Our tradition, innovation, integrity and willingness to change with the times have enabled Hunter Homes to become the largest, locally owned home builder in our market. With that, we feel a responsibility to continue to deliver a higher level of service to our customers.

We’re back with more summer cooling tips! Last week we discussed the benefits of fans and window coverings to lower your cooling costs and protect the environment while still staying comfortable. This week Hunter Homes would like to share some ideas about avoiding heat generators and adding plants.
What we mean by “heat generators”: do you ever stop to think about the heat being put off by all the appliances, electronic devices, and lighting running in your house? We confess we often don’t (unless there’s a hot iPad in our lap) but it all contributes significantly to your heating costs.
Electrical Devices: Keep large heat-emitting devices, like TV’s, away from your thermostat. They can cause a false reading which will make your thermostat think the house is hotter than it actually is. The system will keep cooling beyond your needs, putting a strain on the equipment and an unnecessary drain on the budget.
Appliances: Try to keep from cooking during the hottest parts of the day, from 1 – 5 p.m. Of course that’s easier said than done, so if you do need to cook, turn on the ventilating fan. This will vent the hot air out of the house, instead of adding it to the heat accumulation inside.
Lights: Incandescent lights generate a lot of heat (which we all know from trying to change one that’s just died). Keeping lights off when possible helps with the heat, budget, and environmental strain. There’s plenty of natural light with our window-heavy floorplans! And if you can, change out your light bulbs with compact fluorescent lighting and LED lighting. Compact fluorescent lighting produces the same light at a fifth of the energy and heat.
Plants: Trees, shrubs, and bushes provide a lot of important benefits. One overlooked but helpful outdoor planting tip is to grow a tree or tall bushes around the air conditioning unit. Shielding it from the sun will greatly reduce the strain on your equipment: a unit operating in the shade uses less electricity. Just make sure not to block the airflow. You can also use strategic plantings to shade the house. A bit of shade outside the windows reduces direct sunlight, making you feel cooler and reducing the heat of your home.
These tips should help keep your homes cool, comfortable, easy on the budget, and easy on the environment this summer. Next week we’ll talk about preparing for autumn!

A kitchen is the heart of a ho
me! This is true all across the world. The old saying that the “stomach is the way to the heart” carries a lot of truth. Kitchens are where we spend much of our time and most of that is with our family and friends! Many people want open floor plans and spacious kitchens for entertaining in today’s society. They tend to be a major focal point of today’s homes. You tend to use your kitchen daily and your house guests will experience it during most visits. Up-to-date kitchens are important and not just fresh paint in a re-sale home. In fact, the kitchen for many buyers can be a deal maker or a deal breaker. Kitchens, however, can be one of the most expensive rooms to renovate with new flooring, tiling, cabinets, appliances, plumbing, and counters.
Hunter Homes sells new and up to date homes with a kitchen that is ready to use the day of move-in. The kitchens typically offer amazing amenities such as granite counter tops, tile back splashes, stunning cabinets, tile or hardwood floors, new energy star appliances and much more! Visit our website to visit a fully furnished model home, view our inventory or select your dream homesite to build your new home.
