Summer Energy Saving Tips

Does your home energy bill sky rocket as soon as the heat rises? Summer doesn’t have to mean significantly higher energy bills. If you aren’t lucky enough to live in one of Hunter Homes TVA Energy Right Platinum homes, then here are a few tips to get you through the summer months without breaking the bank.

 Bump up the Thermostat – Set your thermostat to 78 and use ceiling fans to help circulate the air in the house.  This will help keep the cost of air-conditioning your home down. You actually can save 1-3% per every degree you set your thermostat above 72 degrees.

 Be Smart About Appliance Use – A full fridge doesn’t work as hard to stay cool. Microwaves use two thirds less energy than the stovetop. Use the warm or cold setting on your washer to save up to 4%. Try line-drying clothes to save another 5% on your energy bills. And just like a full fridge, a full dishwasher will use less energy because you’ll do fewer loads over time.

 Take Care of Your HVAC System – Change out filters on a regular basis. Keep your outside unit free from dust and debris. Check and make sure there are no leaks in your ductwork. Set all your vents properly and remember cold air sinks, so open them wide on upper levels, and begin to close them down the lower in the house you go.

 When Not in Use, Turn it Off – Take the time to turn off lights inside and out when not in use. This goes for other appliances too. Computers, stereo systems, TV’s and other electronics are a drain to your energy bill. Whenever you can, unplug devices that suck energy.

 Lower Your Water Heater – 14-25% of your energy bill goes to heating water. Lower the temperature down to 120 degrees and save yourself some energy and some money.

 Summertime doesn’t have to equal high-energy bills. Think wisely about your energy use and make little changes. Enjoy those dollars you save on cooling your home elsewhere in your summer plans with the family.

What New Home Owners Should Know about Tax Season!

Owning a home has many tax benefits and talking with an accountant or a tax specialist can help you unravel the mysteries and maximize your tax advantages.

Here are some of the advantages of home ownership from a tax standpoint:

  • Offset Exemptions – The benefits do not just take place in April when the return comes in. Owning a home can actually allow a home owner to offset exemptions and have more take home pay throughout the year.
  • Take Advantage of Mortgage Deductions – According to research by USA Today based on data from the IRS, only 26 % of Americans take advantage of deducting the interest paid on their mortgage over the course of the year. The average deduction can save home owners more than $12,000 per year in some states.  See IRS publication 936.
  • Itemized Deduction Change – This is the biggest change for homeowners.  In past years where standardized deductions may have applied, now Schedule A will be used to itemize deductions such as mortgage interest, property taxes, points paid on a home loan, mortgage insurance, and charitable donations.

As of January 1, 2012 mortgage insurance premium deductions and home energy improvement credits were allowed to expire along with 57 other tax code benefits. These two tax benefits were restored for home owners when the American Tax Relief  Act of 2012 was signed into law January 1, 2013 by the President.

  • Mortgage Insurance Premiums Deduction – Often lenders require insurance if the mortgage covers more than 78 % of the home’s value, but this insurance is deductible and remains deductible through the Tax Relief Act.
  • Home Improvement Credit for Energy Efficiency – If improvements are made on the home to increase energy efficiency such as new energy efficient windows, insulation, roof, water heater, or heating and cooling systems, then home owners can receive 10 % of the cost up to $500 in tax credits.

Talking with a tax specialist is important to make sure that you are receiving all the exemptions and benefits of being a home owner.
